The construction of the new premises for bus manufacturer Designline proves that an open partnership with all parties, from client to supplier, guarantees a successful project.
HRS Construction Ltd successfully completed the new 8,000m2 bus manufacturing building at the Izone in Rolleston for Designline in January 2009. The building was completed two months early and on budget thanks a complete team effort from all involved.
The two keys to this great result was firstly the early introduction of the building contractor into the design phase of the project. HRS Construction brought following skills to this part of the process:
- Total Project Elemental Estimate.
- Cost comparisons on various construction systems.
- Cost Engineering to meet budget requirements.
- Practical build ability input to ensure the most efficient design is adopted.
- Construction programming skills.
Once the design process has been completed, HRS and the Client entered into construction contract negotiated with an open book policy. This involves providing to the client chosen Quantity Surveyor the following to ensure they received a fair price for the project:
- Full costings of HRS Construction works.
- Quotations from at least three subcontractors for each trade.
The second key to the process was the detailed excursion of the build. The Site management staff got complete buy in from all staff, sub trades and supplies by communicating with them on the project goals.
