Construction of two new single-level teaching blocks and all associated services and infrastructure and alterations to existing administration block.

Spreydon School

Construction of two new single-level teaching blocks and all associated services and infrastructure and alterations to existing administration block, which included converting a framed first floor area into a usable mezzanine. 

Other works including site clearing (demolition and tree removal), site-wide fire alarm system, removal of existing boiler and diesel tanks, and making good the boiler pump house, siteworks and landscaping. 

This project was tendered as a BIM (Building Information Modelling) Pilot project.  HRS were required to lead the BIM process to assess and test the advantages in applying BIM through the design and construction of the buildings. 

The BIM process was applied as a significant management tool and aided in better co-ordination and reduction of services clashes – allowing the project to progress per   programme and reduce the need to raise queries or variations to the contract.  

Client scope changes were successfully communicated through ‘visualisations’ via BIM resulting in a better understanding of the outcome of the scope change and impact on the existing build and programme.

The substation was a greenfield development for a new 66kV to 11kV substation, adjacent to an existing, to service Rangiora power supply.

Southbrook Substation

The substation was a greenfield development for a new 66kV to 11kV substation, adjacent to an existing, to service Rangiora power supply.  Scope included.

Earthworks for basement excavation driveway and re-contouring the site 

Construction of two-storey (142m2 each) switchroom building, with loading and access platforms including all building services (ventilation, heating, cooling, plumbing, lighting/LV power supply, fire detection, security system, ducting installation

Formation of two (80m2) transformer bays with bund walls and drainage and construction of 6.5m high fire wall (electrical equipment and transformer installation by others) 

Concrete works (entry slab/platforms to basement, landing platforms and stairs to the switchroom, pavements)

Civil works including stormwater and subsoil drainage, wastewater, and stormwater pump stations, (including rising main to existing sanitary sewer connection), connection and pipework for water supply, fencing 

HRS were engaged to strengthen a church building that had suffered earthquake damage (structural cracks, cracks to arches, including the chancel arch, collapse of the porch gable.

St Faiths Church

The work was time-consuming and involved cutting out a layer of Oamaru stone at the top of the inner wall and replacing it with reinforced concrete. In other places, notable the chancel arch, the Oamaru stone was replaced over a greater area with reinforced concrete then plastered and cleverly painted to resemble Oamaru stone – the difference is only noticeable by close inspection.

520m2 single-storey contemporary galley and museum space linked by glazed central terrace built on a base-isolated podium above a basement carpark.

Ravenscar House

520m2 single-storey contemporary galley and museum space linked by glazed central terrace built on a base-isolated podium above a basement carpark. The building features reflecting pools, vaulted ceilings, special concrete panels and extensive glass windows. To ensure items on display are not damaged, the building has total temperature and humidity control via a VAV system served by single AHU and an air-cooled chiller and heat pumps. The use of precast assist in achieving thermal levels. 

The exterior precast wall panels are partly composed of rubble from the original Ravenscar House (demolished following the 2011 earthquakes). Associated external works and service connections complete the works. 

Located in Christchurch city’s cultural precinct, the grand residence will display the Ravenscar Collections, one of New Zealand’s most important privately-owned art collections. On completion the building was gifted to the Canterbury Museum. 

Winner of the Registered Master Builders Commercial Project Awards; Supreme Award, Tourism & Leisure Project Award, Commercial Project Gold, and Value Award. 

Winner of Completed Buildings Culture category at the annual World Architecture Festival.

Demolition of existing teaching spaces and construction of new 2,000m2 classroom block, consisting of teaching and collaborative learning spaces, library and administration spaces.

Waimairi School

Demolition of existing teaching spaces and construction of a new 2,000m2 single-storey classroom block, consisting of teaching and collaborative learning spaces, library, and administration as part of the school’s redevelopment programme. 

Construction consisted of timber frame with steel portals on concrete beams/slabs, metal sheet and weatherboard cladding, and metal roofing, plus landscaping. A large clerestory window features through the centre of the building with each classroom having an angled internal “roof” creating a mall/shop front effect. 

Cooperation and coordination were required with the school’s FF&E contractor near completion.

The construction of a new carriage wash servicing centre, including inspection pit, refuelling, waste handling and potable water servicing zones and facilities and track works.

KiwiRail Servicing Centre

KiwiRail Scenic Journeys Servicing Centre

The construction of a new carriage wash servicing centre, including inspection pit, and refuelling, waste handling and potable water servicing zones and facilities, track works (including installation of internal rails and construction of external rail formation and tie-in to existing). The new facility included all building services, site works and drainage, security, fencing and site access. The automatic train wash system was installed by a separate contractor that required the necessary coordination of programme and access.

A new 1,700m2 community worship facility for combined Crossway Parishes, completed in two stage.

A new 1,700m2 community worship facility for combined Crossway Parishes. 

While the project was a single resource and single building consent, construction was under two separate contracts with different principals for each stage (The entire site was redeveloped as one cohesive development, however the two buildings (North Avon Baptist/Delta Trust – Stage 1 and Crossway Church – Stage 2) remain on separate titles, under separate ownership with separate funding). 

Delta Trust remained operational in their existing building whist stage 1 was constructed and relocated into the new building allowing stage 2 to progress. The two buildings adjoin each other, accessible by two-way fire doors.

The Assessment, Treatment and Rehabilitation (AT&R) secure facility is purpose built to care for people with intellectual disabilities and significantly challenging behaviour.

Hillmorton Hospital AT&R

The Assessment, Treatment and Rehabilitation (AT&R) secure facility is purpose built to care for people with intellectual disabilities and significantly challenging behaviour. 

The current AT&R building was not designed to meet the secure standards required to meet the clinical needs of the current consumer population, so the new four-bed high care assessment (HCA) facility has been designed as a functional additional footprint (590m2) that is connected to the existing. The new HCA has a series of separate lounges and ensuites formed in a ‘pod’ set up to create low stimulus, self-contained spaces.

As a secure facility, the build is constructed of robust materials, including concrete masonry, cement-based panels, specialist custodial doors and windows, and a long run trapezoidal profile roof.

The staged project necessitated complex planning to ensure sufficient teaching space was always available and required multiple Certificates for Public Use applications with the Council.

Mt Pleasant School

Staged construction in operational school campus.

Enabling works – minor modifications to existing building, relocation of server room and removing two portable buildings.

New build – construction of new building compromising of hall/gym floor, and four classrooms. The hall interior is clad in Decortech which commanded a high-quality level of finish.  The exterior consists of a mix of architectural and aluminium cladding systems. 

Linkblock – demolition of old teaching block, extension and reclad of current building and minor modification of the building envelope to an existing classroom block. 

Landscaping finished off the works and created an outdoor play area.

Upgrade and extension of existing Burwood Spinal Unit (built in 1979), which suffered significant damage during the Canterbury earthquake sequence.

Burwood Spinal Unit Extension

The work scope included for the demolition of approximately 280m2 of existing building and the rebuild of approximately 580m2.  The building is single storey, timber construction with concrete slab and foundation.  Building services include heating and ventilation, medical gases, electrical (including nurse call, security, data and switchboard), fire, plumbing, and drainage.  Finish items include floor and wall covering and purpose made joinery for medical beds and nurses’ stations. 

Fitout for Westpac, staged over three floors (3,000m2 total) to create banking call centre, open plan offices, meeting rooms and staff café facilities.

An integrated landlord and tenant fitout, staged over three floors (3,000m2 total) to create banking call centre comprising open plan offices, meeting rooms and staff café facilities. 

Scope also included new full replacement and upgrade of the mechanical heating & ventilation system passive fire protection upgrade and structural strengthening to concrete floors.

External and internal earthquake remediation and structural strengthening for retail/office blocks at 166 Moorhouse Avenue, Christchurch.

Moorhouse City Redevelopment

External and internal earthquake remediation and structural strengthening programme for small retail/office block at 166 Moorhouse Avenue, Christchurch. Work also extended to include some fitouts (in response to earthquake damage or new tenancy requirements). 

The scope involved three 2-storey buildings housing retailers Noel Lemming, Lighting Direct and offices for; SBL Law, Corcoran French Lawyers, Abacus Institute of Studies and YHA.  

Internal works included structural steel replacement, shotcrete, epoxy repairs and the external façade received epoxy repairs and repainting.

Papanui Medical Centre

Demolition of existing medical centre (two adjoined houses) and construction of new build. 

To allow for speed of construction and cost savings to the client, and upon HRS’s suggestion, a design change was made to deliver a concrete slab, timber framed and timber truss structure for the new Papanui Medical Centre. 

The exterior is wrapped in aluminium joinery, long run metal roofing and the walls are clad with a mix of cedar and Rockcote over Intergra Panel.

The new 830m2 building incorporates foyer, reception and waiting rooms, 9 consultant rooms, minor surgery room, treatment room, nurses room, administration office, storage and sluice rooms, staff room, adjoining pharmacy and an ambulance bay.

The project was a masterplanned upgrade of the entire school in response to the MOE’s Christchurch Schools Rebuild Programme.

Cashmere Primary

The project was a masterplanned upgrade of the entire school in response to the MOE’s Christchurch Schools Rebuild Programme. 

HRS was invited to tender and won this project under the MOE’s Construction Services Panel arrangement. (HRS was required to qualify for the panel). 

Continuation of the appointment to the panel (and future projects) depended on HRS performance.

Demolition of 3 (CBUS) relocatable classrooms

Construction of a new 1,000m2 two-storey classroom block, including lift and air conditioning system. 

Major renovation of classroom blocks Kapuhi, Parua, Manuka, Kanuka and admin block. 

A design and build development, this 2,834m2 building provides temperature controlled process and packing space for manufacture of products, storage and office space.

Lanocorp - Izone

Hughes Development on behalf of Lanocorp, put together a design and build development and selected HRS as part of the team on an ECI and negotiated GMP contract. 

The new 2,834m2 build sits on an 8,000m2 site and provides temperature-controlled process and packing space for manufacture of products, inward/raw and outward /finished product storage, office space (395m2) for management and administration and covered (312m2) and uncovered shipping container handling areas. 

Construction involved installation of building services suitable to manufacturing including supply of large volumes of very hot water, treatment of dirty wastewater, temporary control in process and packaging areas, special fire rating between manufacturing floor and first floor office. 

Design and detail allow for the roof to defect under wind and snow loadings, without causing damage to the fire walls

New build fire station (700m2) for the volunteer brigade after the existing station was heavily damaged and subsequently demolished following the Canterbury Earthquakes.

Lyttelton Fire Station

A new single storey fire station (700m2) was built for the volunteer brigade after the existing station was heavily damaged and subsequently demolished following the Canterbury Earthquakes. A relatively straight forward construction of structural steel frame and cedar cladding on a concrete slab. 

The building is IL4 rated providing the required functionality and security being sought by NZ Fire Services.

staged relocation and livening of three 1000kVA transformers

HRS also installed a new 70,000 litre underground diesel storage  tank including all associated mechanical and electrical.

HRS were engaged originally to undertake the demolition of the existing building, and once completed, won the bid to construct the new classrooms.

Medbury School Teaching Block

HRS were engaged originally to undertake the demolition of the existing building, and once completed, won the bid to construct the new classrooms. 

The 2-storey (floor area 420m2 each) classroom block consists of a structural steel frame, precast panel and timber framed walls clad in a mixture of Eterpan boards and white bricks. Internally the space has been divided into four classrooms with locker rooms and toilet facilities. Break out spaces and shared learning areas on each floor facilitate the latest learning techniques currently employed in schools.

HRS gutted the original heavy glass and concrete façade. The refurbishment brings it up to current seismic requirements and the modern fitout and new proprietary curtain wall façade bring it into the 21st century.

Powell Fenwick House

HRS was engaged as the main build and fitout contractor. 

HRS gutted the original heavy glass and concrete façade, leaving only the building core and floors remaining. 

The total rejuvenation and refurbishment of existing building brings it up to current seismic requirements and the modern fitout and new proprietary curtain wall façade remodelling bring the building into the 21st century. 

The core has been re-strengthened, new internal stair connections constructed, new lobby space, retail space and modern offices created.

Fan cooling units throughout the office floors provide heating in winter and cooling in summer- the system runs of a central air source heat pump plant on the roof run by an integrated BMS system.

HRS provided early contractor involvement on this negotiated project.

Rimu Chambers

As an affiliated company with RD Hughes Development, HRS provided early contractor involvement on this negotiated project. 

Initially HRS were engaged to undertake the base build. The client increased HRS’s scope to include co-ordinated office fitout. 

The relative straight-forward construction, but stylish build comprising precast beams and floors, insitu columns and Eurotray cladding, resulted in a 2-storey (floor area 500m2 each) office building.

A distinctive development of an aviation institute including both a hangar and training facility, adjacent to the runway at Christchurch airport.

Air New Zealand Hanger

The training facility, 940m2, consists of nine classrooms, library, training aid room, security room, kitchen, toilets and lobby and accommodates up to a maximum of 153 staff and students at any one time. 

The single storey hanger and workshops, 2253m2, includes a mezzanine office and kitchen area, 393m2. 

The project was unique structurally as it incorporated large amounts of cross laminated timber in lieu of steel due to the proximity of flight compass calibration equipment.

HRS provided early contractor involvement on this negotiated project. Creating a large volume warehouse to facilitate La-Z-Boy’s South Island distribution.

La-Z-Boy Warehouse - IZone

As an affiliated company with RD Hughes Development, HRS provided early contractor involvement on this negotiated project. HRS, in partnership with Noel Strez Architects, created a large volume (2500m2 floor space), high (15mtr walls) warehouse situated on a corner site in the Izone Industrial Park to facilitate La-Z-Boy’s South Island distribution for their lounge suites and other furniture.

The finished building also includes a large canopy over a concrete pad to allow sheltered unloading of containers. The project features very high precast concrete fire-rated boundary walls and a very flat floor with steel armoured floor joints, designed for specialist high-lift forklifts (accessing very high racking).

HRS works included structural steel, tilt slab, concrete works, joinery, ventilation, roofing and internal framing/walls to allow for the installation of 66/11kV instruments, cabling and connections by Connectics.  

Waimakariri Zone 66kV Substation

HRS won this project (subcontractor package) on a traditional tender basis with Connectics who were the Main Contractor to Orion. The Lump Sum Contract involved works to allow for the installation of 66/11kV instruments, cabling and connections by Connectics.

A significant development on 28,500m2 greenfield site to house new 12,000m2 manufacturing facilities and 1,500m2 offices for kitchen appliance manufacturers Moffat.

Moffat Manufacturing Facility

A significant development on 28,500m2 greenfield site to house new 12,000m2 manufacturing facilities and 1,500m2 offices for kitchen appliance manufacturers Moffat. 

The project incorporated large components of structural steel, precast, post-tension floor, and PIR panel for façade and roofing (24mtr lengths). The manufacturing floor is made up of assembly, fabrication, storage, enamelling, R&D, spares, spray paint booth, press shop areas and supported by extensive yard and container loading docks. The high-quality office area accommodates general management, marketing, showroom, demonstration kitchen, and large 24-hour self-catering cafeteria for 180+ staff.

New administration building for Fonterra's diary factory development in Darfield, Canterbury

Fonterra Admin Building

Fonterra’s new administration  building forms part of the first stage of their multi-million-multi-staged  diary factory development in Darfield, Canterbury. 

The administration building  provides for an impressive front-of-house of shop window to their operation.  

Covering some 935m2 with an adjoining 168m2 cafeteria space, the building  includes some striking architectural features including large volumes of glass  both internally and external to provide natural light throughout and use of  concrete and timber as raw finishes to reflect the robustness to the factory  structure and dairy industry.
